I received a letter from Fair Collections and Outsourcing on XX/XX/23. Not much information was provided in the letter other than it was a debt owed to another company. I mailed them a letter via Overnight mail on XX/XX/23. In this letter I requested information to verify the debt and to provide a copy of the last billing statement that shows how the debt amount was calculated. I have never received a response from Fair Collections and Outsourcing and now they have placed a collections on my credit report even though this debt is currently in dispute. I simply want proof as to who this company is, why I owe this debt and how they came up with the amount owed and so far I have never received this information.

I sent a letter requesting the validity of debt to Fair Collections & Outsourcing regarding the account Fair Collections & Out XXXX on XX/XX/2022.
Federal law requires that collection agencies respond promptly within 30 days. It has now been 36 days since this company has received my letter as failed to not only comply with the federal law but to validate this debt. This account continuing to be listed is a serious violation of the FCRA ( Fair Credit Reporting Act ). I am now requesting that you DELETE this item from my credit report immediately. Additionally, you failed to validate this debt at my request, which is a FDCPA violation, and you continued to report inaccurate information. I reserve the right to sue your company for violations of my consumer rights as specified under both the FDCPA and the FCRA. I may also seek damages from you if warranted.

In XX/XX/XXXX we rented a home from XXXX XXXX. Throughout our 2years 4months lease we experienced SEVERAL problems with the home that caused my family to be temporarily displaced. The first issue came in XX/XX/XXXX. We had an extreme case of termites to where we had to move into a hotel for a week so the home could be treated. Then in XX/XX/XXXX, there was a roof leak. However, it didn't require us to move out but we did have several buckets around the livingroom to catch the water until the roof was patched because it was never repaired correctly. The next issue we had was in XX/XX/XXXX were the septic tank backed up into the home and we were yet again forced to stay in a hotel until this problem was fixed. We contacted XXXX on each of these instances to make sure they were going to reimburse us at the very least the hotel fees since we still had to pay rent. We were ok with them reimbursing us and/or taking it off the rent. During this process XXXX was bought out by XXXX XXXX. XXXX XXXX came in and took care us by taking the hotel fees we paid off our rent. In XX/XX/XXXX, I was relocated to another state with my job. During my relocation, my company hired a moving and cleaning company to take care of everything while I was away. My sister did the final walk through with a representative from XXXX ( Ms. XXXX ). XXXX notified me that everything was left in satisfactory condition and that I would only have to pay for replacement of blinds, new paint and carpet replacement. I asked how much would that be and she said she didn't know the figures right off BUT my security deposit ( {$3500.00} ) would be more than enough. 2 days later XXXX called me back and said good news you don't have to pay for carpet and paint because you were there 2 years and after that it's considered normal wear and tear and the company is responsible for that. However she did say that I would be responding for replacing 4 blinds that had been torn. I asked her to send me an itemized bill ASAP as we were purchasing a home in another state were I relocated to. We officially moved out in XXXX. We paid a higher rent ( month to month ) from XXXX to XXXX since we were not going to renew our lease due to me being relocated to another state. I NEVER received that bill. In fact I called several times where I either got a VM or I was given the run around or told I would have to speak to a different person everytime. Time went on and life happen. I got busy with my new job, we purchased our home. At this time I still haven't heard back from XXXX about an itemized bill. I really wasn't too worried about it due to the fact we had a deposit of {$3500.00} and I knew replacements of 4 blinds would not exceed that. Time went on and in XX/XX/XXXX we recieve an alert from all 3 major credit Bureaus that Fair Credit & Outsourcing had placed a collections for {$1300.00} on our credit reports. I was FURIOUS! I immediately reached out to XXXX XXXX and was told I would have to deal with FCO. I contacted FCO and explained what happened to see if they could help me or give me guidance on how to get this egregious bogus collections removed from our credit. I explained to the representative from FCO that we were in the process of filing a civil suit against XXXX XXXX because they NEVER returned our deposit or the funds and we were NEVER notified that we owed them anything. The representative was rude and wasn't helpful at all and continued to ask when and how I plan to take care of this debt. I have researched FCO and not to my surprise, they have a horrible XXXX rating and most of the complaints from consumers who've experienced the same thing as we have. I've also seen where the CFPB has filed lawsuits agaisnt them for this very practice of not notifying consumers of alleged debts. This company has some questionable practices at best and need to be held accountable for ruining people 's credit which makes it harder for us to live. I have made a complaint with the XXXX and will do so with any other agency I need to in order to have them investigated and held accountable for the illegal practices of debt collecting. I would like to have this account deleted from our credit report and NOT sold to any other debt collector. I would also like for XXXX XXXX to refund us our deposit ( minus the 4 blinds ). I look forward to hearing back from the CFPB on their findings.

Consumer Financial Protection Bureau XXXX XXXX XXXX XXXX, IA XXXX Subject : Complaint Against Unlicensed Collection Agency Operating in Mississippi Dear Consumer Financial Protection Bureau , I am filing a complaint against Fair Collections and Outsourcing for attempting to collect a debt in the state of Mississippi without the proper licensing. My understanding is that Mississippi requires collection agencies to be licensed to operate within the state, and Fair Collections and Outsourcing has failed to meet this requirement.
I have made attempts to verify the agencys license status, but they have not provided any proof of licensing, nor have they responded to my requests for verification. This lack of licensure and transparency has caused me significant stress and financial disruption.
I kindly request the CFPBs assistance in investigating this matter to ensure that my rights are protected under both federal and state laws. I have attached copies of all communication related to this issue.

I was a resident at The XXXX on XXXX XXXX XXXX in XXXX, XXXX XXXX from XXXX XXXX to XXXX XXXX. All rents were paid on time. I submitted my intent to vacate by certified USPS letter and my apartment was surrendered back to the care of management in the same shape it was when I commenced my tenancy. Despite this, management reported an {$86.00} debt to all credit bureaus. The XXXX XXXX management has thus far failed to produce any evidence supporting their claim. I sought the help of the MS Attorney General Office to resolve this, although The XXXX agreed to remove debt from credit report they have yet to do so. The MS Attorney General Office has advised me they can not assist further with this.

Im XXXX XXXX XXXX and received orders to XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX prior to my lease being up in my apartment at the time. I worked with my landlord and provided them with my XXXX XXXX orders for the XXXX ( gave at least 3 months notice ) and ensured the apartment was well taken care of the entirety of my residency there. I had renewed my lease once while I was there and loved it. Still, I moved out, gave them back my keys, bought a house in the new state I moved to, and everything was fine. About a year later I see theres a collection on my account and it says its from XXXX XXXX my old apartment complex for XXXX XXXX I reached out directly to the complex because I had always been in good standing with my landlord, never caused issues, and kept my apartment nice. The receptionist basically gave me no information and just said to mail them a check for the XXXX and gave me their address. I said I wanted an itemized receipt of what this was for, Im not paying money I shouldnt owe. I paid my last months rent before moving out and turning in my keys as well as them doing a move out inspection. There was nothing noted for a whole year and nothing stated wrong at the move out inspection. I thoroughly cleaned the place and it was just me living there. Im an extremely clean and tidy person. They said it might be due to remodeling the apartmentI again said I wanted an itemized receipt and XXXX not paying this as thats unfair. I wasnt even sure I could dispute this. Was given no information other than a simple you have to pay this or else. At no point did they mention that disputing was an option, they just sent it directly to a collection company who I was never contacted my in the first place. I had to find the name from my credit report. They have never responded to any of my inquiries for what exactly ( itemized ) the debt is for not how or that could dispute. This just seems wrong and its ruining my credit and my life. I cant even apply for housing if I inevitably move because XXXX XXXX. I had to explain this due to my secret clearance as well and have been unable to renew a clearance. Ive lived in apartments for years before getting my current house where I now reside and I have never been delinquent with a landlord for rent or anything of the matter. I have reached out to Fair Collections & Outsourcing several times since XX/XX/2020 ; asking them to send me any information validating that I owe Fair Collections & Outsourcing for the alleged debt of {$1300.00}. They have yet to send me any validating proof that I owe them in the amount of XXXX for such alleged debt. I am asking the CFPB to hold them accountable in removing this alleged debt from ALL 3 major credit bureaus as this erroneous debt is hindering my ability to receive a modified mortgage at a better affordable rate.

XXXX credit reporting, for 5 years I have disputed a collection on my credit report from the Landing apartments, I moved in the apartments in XXXX, I paid my rent on time and never late. The apartment manager and I disagreed on what was normal wear and tear after living in the apartments for 5 years. I purchased a home and moved out in XXXX the next time I heard from the apartments is when I received a past due amount for {$290.00} for failure to clean out the apartment when I moved, one of the apartments inspectors view the apartment and said it ok. all total I have dealt with these apartments since XXXX and the collection agency since XXXX. I have contacted the credit agency to no avail. This action has affected my credit score and cause me to pay a higher interest rate no to mention the mental anguish is causing me! I am writing to file a formal complaint against Fair Collections and Out for placing an unauthorized collections account on my credit report. Recently, I received notifications from all three major credit bureaus indicating that this entity has reported a collections account under my name.
I have never consented to any debt collection practices by Fair Collections and Out, nor have I entered into any agreement that would authorize them to report a debt on my behalf. Moreover, after conducting thorough research, I have found that Fair Collections and Out is not licensed in my state to engage in debt collection activities or to report collections accounts to credit bureaus1.
The actions of Fair Collections and Out have caused me undue stress and have potentially damaged my credit standing. This is a clear violation of my consumer rights, and I believe it may also be in violation of state and federal regulations governing debt collection practices.
I respectfully request that the Consumer Financial Protection Bureau investigate this matter promptly. I am prepared to provide any additional information or documentation that may be required to assist in this investigation.
